Anyone from the area ? a lot of land for sale in area at good prices with no restrictions.....curious about job situation in area ?

Depends on what ya wanna do. Pretty rural. Lots of like minded (like DPF) people around there. Internet says population of the county is 17k.

Not far west of Ethridge TN. Lots of Amish there, therefore good deals on veggies and stuff they make and sell.

About an hour and a half from me.

Oh, and TN has no income tax.
 
I did a little checking, no income tax but a pretty high average tax on everything else.....and that is ok with me, no state income tax is just less ppwk to do...looked at some property online, 5 acres 20k.....7 acres 26k......pics looked good and emailed realtor and he sent me very precise info and answered every question....20% down at 6% on land contract, also does as low as $300 down on land contract.....may be a good retirement investment....

It's not a bad area as far as I know, but I can ask some friends that will know.

As for taxes, they're gonna get it one way or another, lol!
 
I am seriously considering buying a tract.....realtor said we could do everything via mail, he said he sales a lot of such property via mail.....I would be in no hurry for a few years to do anything with it other than go check it out and make sure ppwk is all good with the County and such...I'm a good 10hrs. away....I would put a good chunk down and get it paid for quick as possible....Alaska will always be that big dream, maybe a little piece of Tennessee will suffice.....I'm not hard to please....and you can't hide from taxes for sure....
 
Prepping is part of life in rural TN . Ethridge has a nice Gun shop / surplus store . Work sent me there a few years ago i mett a few Amish . I live easdy of there .

Haven't been to the gun shop, but been to Sgt Troys several times. Pretty neat place.
 
I am going to make a road trip by end of August and hopefully make a deal....
I would definitely look at the land before buying. A good realtor is going to only show pictures of the positives, and not show the junkyard or landfill next door. Also, finding something with running water or a pond is a huge matter to me. Being able to access water for gardening and livestock is a must. Having access in the event of a disaster with grid down is a huge consideration.
 
Realtor has a lot of postings and IMO most realtors only post a pic or two of less desirable property....they have 15 or more pics of each parcel and I think it is probably a fair representation of the land But, I do want to see it before I buy and get a lay of the area...this would be the end game place for me if I do it....we will see....
 
We were in the next county this weekend. Bought a ton of green beans to can from the Amish. By the way, if I never break up green beans again, it'll be okay.

As I remember, the land is rolling. Probably a lot of good places to hide...l
 
Doing a deal on property in Hardin County near Savannah, Tennessee....5.7 acres with a nice stream following outer property line.....3 acres is cleared and groomed, an old crop field.....has private road and so far no neighbors.....some property close for sale, but not next door....now to pay for it quickly.....
 
Shilo battlefield near Savannah . I could spend all day looking over it . It is one of the few Civil War Battlefields that have not been disrupted and the land still looks like it did when the Battle was fought . A little further west ad you are in Adamsville . That is where the Sheriff Buford Pusser story took place . The original Walking Tall .
 
I really like the looks of the area....I won't be able to make a trip down till late August/early September.....been researching area...we will see....
 
Trying to get vacation planned for week of labor day to go to land, working on trying to coordinate having a 12 x 21 foot metal garage/building built on site while I am there....plan is to build a treated wood platform and have it done so when company shows up they can build the building on the platform...now to find someone who can make the trip and help build the platform.....that will be the hard part....did a layout of everything and including travel expenses will be about 4k to make it happen and a lot of work....we will see....
 
Still gonna take vaca week of Labor Day and go to Tennessee....I will be buying 5.5 acres outside of Waynesboro which is a change from original property in Hardin County for various reasons......I have someone who may make the trip with me to help build the platform from previous post.....should have a definite answer from him this coming Monday....If I cannot get the help I will still travel down and check out land and area for a couple days....
